Lumber-Era Houses in a Snowbelt City

Spray Foam Insulation in Muskegon means working on some of the oldest houses on Michigan's west coast. Euro-American settlement here took off in 1837 with the lumber boom, and Muskegon became known as the Lumber Queen of the World. The mansions lumber barons Charles Hackley and Thomas Hume built now stand in downtown's Heritage Village, a National Register Historic District two blocks from Muskegon Lake. Around them grew neighborhoods of workers' houses, many still standing.

Snow and cold

Current Results lists Muskegon's average annual snowfall at 87.2 inches, from NOAA's 1991 to 2020 normals. That snow sits on roofs for weeks. Where heat leaks into the attic, it melts and refreezes into ice dams at the eaves. Air sealing the attic floor and bringing insulation to R-60 keeps the roof cold.

Housing

The 2020 census counted 38,318 people and 16,184 housing units in the city, 9.7% vacant. A lot of those homes are older two-story and story-and-a-half houses on basements. Rim joists, kneewalls and empty walls are the usual weak points.

Neighborhoods that were once villages

Some Muskegon neighborhoods started as separate lumber villages. Bluffton was founded in 1862 in Laketon Township and annexed by Muskegon in 1889. Houses in those areas tend to be older and simpler, and they benefit from the same basic sequence: rim joist foam, attic sealing and depth, then walls.

Rebates

If you are a Consumers Energy customer, check its insulation rebate page before the project; it lists rebates for attics, walls, basement walls and rim joists.

Spray foam insulation cost in the city

City houses vary a lot in how easy they are to work on. A story-and-a-half with a cramped attic and kneewalls takes more labor than a ranch with an open attic, and a basement packed with storage needs clearing before the rim can be sprayed. HomeGuide's national figures of $2,000 to $2,500 for rim joists and $3,000 to $8,000 for a foamed attic are a starting point; your written estimate after the visit is the price.
