Fix the Cold at the Bottom of the House
Basement and rim joist insulation is often the best first project in a Muskegon home. The rim joist is the band of framing that sits on top of the foundation wall and holds up the floor. It runs around the entire house, it is right at ground level where wind hits, and in most older houses it is bare wood or has a little fiberglass pushed against it. Cold air comes in there, and warm, damp basement air touches cold wood there, which is why rim joists often show frost, moisture stains or mold in winter.
Why closed-cell foam
Closed-cell foam sprayed 2 to 3 inches thick on the rim joist seals every gap, insulates the wood, and keeps moist indoor air from reaching the cold surface. Fiberglass cannot do that; air moves right through it, and it holds moisture against the wood. HomeGuide lists rim joist foam at $2,000 to $2,500 for a typical house. Consumers Energy also lists a rim joist rebate for customers who insulate all accessible rim joist areas.
Basement walls
If you plan to finish the basement, the walls should be insulated before framing goes up. Closed-cell foam on poured or block walls insulates, air seals and slows vapor coming through the concrete, and it leaves more floor space than a framed wall stuffed with batts. ENERGY STAR and the code both treat basement walls as part of the house's thermal envelope in Zone 5A, so they deserve the same attention as the attic.
Water first
Foam does not stop liquid water. If the basement leaks, has efflorescence streaks, or takes water after heavy rain or snowmelt, gutters, grading or drainage need attention first. We look for those signs during the visit and include them in the plan.
Crawl spaces and additions
Some Muskegon houses have a crawl space under an addition or a porch room. Those get closed-cell on the walls and rim, a ground liner, and sealed vents, so the room above stops being the coldest in the house.

Basement & Rim Joist Insulation Questions
Why is my rim joist frosty in winter?
Warm, moist basement air is reaching cold wood. Closed-cell foam seals and insulates it so that stops.
Should I foam before finishing my basement?
Yes. It is far easier before framing, and it keeps the finished room warmer and drier.
Will rim joist foam make the floors warmer?
Usually yes, especially rooms along outside walls on the first floor.
Is there a rebate for rim joists?
Consumers Energy lists a rim joist rebate when all accessible rim areas are insulated. Check their page for current amounts.
